Indian Creek MansionAccording to the listing agent this beautiful breathtakingly striking mansion on Indian Creek Island, Miami is the most expensive now in Miami Dade, this is the true story of a $45 million dollar mansion on prestigious Indian Creek Island, Dade County’s most prestigious private island. South Florida Exclusive Buyers Agent, never represents sellers or takes a listing…so just for the record…this is NOT my listing, because I believe that home buyers deserve fidciary service.

This just in from the Multiple Listing Service:

However, I decided to do some searching on the tax records for this heavenly mansion and find that it sold in April 2006 for $22.5 million, and the following year was put back on the market for $32 million and finally was sold for $35 million in 2009.

Now today with a snazzy price tag of $45 million makes one wonder if upgrades are worth $10 million in three years? Listing agents work for the seller and the word is by contract get the seller the most from the home as possible, however, when a home buyer decides to view the home through the agent, then the issues arise who exactly is being represented: the buyer or the seller??? The document for you to sign at that time, is that you are NOT being represented, and neither is perhaps the seller at that point….so what’s left??? Well let me tell you? When both parties are non-represented the truth is that you are working with a transactional agent, one that puts parties together….NOTHING MORE NOTHING LESS…..is less more at this point??? NO!!
